As from the 1st June 2007, if you want to sell your house in the UK you will need a "Home Information Pack"

A Home Information Pack contains several documents about your house and will give more information to your potential buyers without the need for each possible buyer having to get a survey. You will have already a survey done and be able to show it to your potential customers.

The Home Information Pack will save time and prevent the number of sales that fall through.

The report on your home will contain information on the condition of windows, exterior doors, chimneys, and rainwater pipes.

The report will also include details of drainage, heating, water gas and electricity.

You'll also need an energy performance report of your property.

OK, there's a lot to do, but the good news is that you don't do it yourself you have to make use of a qualified "Home Inspector". This will cost in the region of 700. This is about 300 more than you normally pay through the current system.

If you find that you need to perform some work on your house to improve its standard you might like to contact a local tradesman such as a builder, roofer or electrician.
